{"id":2132,"date":"2019-08-09T12:52:00","date_gmt":"2019-08-09T11:52:00","guid":{"rendered":"https:\/\/maslowcapital.com\/?p=2132"},"modified":"2025-06-20T09:52:37","modified_gmt":"2025-06-20T08:52:37","slug":"future-generation-secures-its-largest-loan-with-a-62m-facility-from-maslow-capital-for-its-guildford-student-housing","status":"publish","type":"post","link":"https:\/\/maslowcapital.com\/it\/blog\/2019\/08\/09\/future-generation-secures-its-largest-loan-with-a-62m-facility-from-maslow-capital-for-its-guildford-student-housing\/","title":{"rendered":"Future Generation secures its largest loan with a \u00a362m facility from Maslow Capital for its Guildford student housing project"},"content":{"rendered":"<ul>\n<li>\u2018<strong>Guilden Park<\/strong>\u2019 development sits in an area chronically underserved by Purpose Built Student Accommodation (PBSA)<\/li>\n<li>The <strong>533-bed<\/strong> scheme received planning permission on appeal in November 2018<\/li>\n<li>Construction will begin immediately and complete in time for the 2021 academic year<\/li>\n<\/ul>\n<p><strong>\u00a0<\/strong>Student accommodation specialist <a href=\"https:\/\/futuregeneration.london\/\">Future Generation<\/a> has today secured a <strong>\u00a362million <\/strong>development loan from Maslow Capital to build a landmark development in Guildford.<\/p>\n<p>This is Future Generation\u2019s largest debt facility to date, for its largest ever scheme.<\/p>\n<p>The <strong>six-storey<\/strong>, <strong>533-bed<\/strong> Guilden Park project already has planning permission and is set for completion in time for the start of the 2021 academic year. Most of the scheme (84%) will be made up of shared apartments, while the remaining 16% will be studios.<\/p>\n<p>With a gross development value in excess of <strong>\u00a3102million<\/strong>, the project will seek to meet huge demand in an area grossly underserved by Purpose Built Student Accommodation (PBSA). PBSA accounts for less than 1% of Guildford\u2019s rental stock, with the vast majority of students currently renting from private landlords.<\/p>\n<p>This is despite the Surrey town being home to four major educational institutions \u2014 the University of Surrey, Guildford College, the Academy of Contemporary Music and the University of Law.<\/p>\n<p>Future Generation is a joint venture between developer <a href=\"https:\/\/southerngrove.co.uk\/\">Southern Grove<\/a> and <a href=\"http:\/\/www.tadhamoncapital.com\/\">Tadhamon Capital<\/a>. This will be the company\u2019s third PBSA scheme to enter construction. Similar projects in Sheffield and Colchester, that were also supported by Maslow Capital, are currently under development and both due to complete before the start of the 2019\/20 academic year. Guilden Park takes the total value of Maslow Capital loans across the three schemes to in excess of \u00a3100m.<\/p>\n<p>In 2017, Future Generation embarked on an ambitious mission to build 10,000 student beds in five years, while simultaneously raising the quality of affordable student homes. To date, the firm has a pipeline of approximately 5,000 student beds.<\/p>\n<p>Guilden Park\u2019s architects, DMWR, have incorporated ground-floor courtyards, a gym and a signature Sky Lounge with a roof terrace overlooking the site\u2019s leafy surroundings. The focus on these design aspects is driven by Future Generation\u2019s awareness of mental well being and the positive effect the living environment can have.<\/p>\n<p>Future Generation also partners with Samsung to provide high-quality technology through its buildings, and Guilden Park will be no exception. The scheme will feature Samsung air-conditioning, WiFi and TVs in every room as standard. The Sky Lounge will also boast a \u2018Samsung Wall\u2019 televisual display with surround sound. Construction will begin immediately.<\/p>\n<p><strong>Andrew Southern, Chairman of Southern Grove and Future Generation, commented:<\/strong><\/p>\n<p>\u201cMaslow Capital understands the fundamentals of the student market and are themselves specialists in this sector.
