Our sustainable lending policy
Our sustainable lending policy aims to balance traditional lending with environmental, social, and governance-related insights to improve long-term positive outcomes, whilst also maintaining risk adjusted returns. Given that ESG is multi-faceted and constantly evolving, Maslow Capital uses its ESG policy to focus on areas where it knows it can have the most impact.

Due diligence
As part of Maslow Capital’s assessment of a real estate opportunity, measurable ESG risks that are identified in due diligence are highlighted within a designated ESG credit paper slide. At this stage, any potential ESG positive credentials are also considered, such as green initiatives that may be incorporated into the design, for example – solar panelling, insulation, triple glazed windows, efficient boilers, living walls etc.

Responsible lending
We always ensure that we treat borrowers fairly in transactions and that we engage in responsible lending by maintaining high credit underwriting standards. We do not grant loans to customers who we believe disregard or deliberately violate principles on environmental protection, human rights, labour rights, and anti-corruption. These principles are enforced when we carry out screening, borrower assessments and due diligence.

Counterparty assessment
We will continue to support borrowers and contractors who are conscious of their environmental, social, and corporate responsibilities. Throughout the build lifecycle, we encourage counterparties to maximise their social, economic, and environmental impact, as well as their human health and wellbeing performance, particularly in areas where they may fall short. We are delighted to report that our clients have had zero environmental regulatory breaches, and 100% of our projects have robust health and safety plans in place.

Environmental
Across the entire organisation, Maslow Capital is educating its staff on the economics of climate change through training, process creation and discussion. Our client’s projects have comprehensive waste management plans and are governed by planning permissions which aid in the betterment of the environmental surrounding, emissions of buildings and carbon-offsetting.

Social
Maslow Capital is driving forward its mission to deliver much-needed housing to a market facing chronic undersupply. We recognise the crucial role SME borrowers play in addressing this challenge. Despite a national reduction of 80% in the number of SME housebuilders over the past 25 years, Maslow Capital has been a strong supporter across all the loans we have provided, supporting a diverse mix of developers—from growing SME housebuilders to large-scale corporate developers reshaping landscapes. A core principle in our lending is ensuring units remain affordable for the local demographic, with many of our projects pricing 100% of units below the Help to Buy threshold.
