Maslow Capital provided a €65.28 million development loan to support a joint venture between CityLife and Torsion Group in delivering a landmark Build-to-Sell residential scheme in Leeds. Sky Gardens will transform a 0.93-acre brownfield site, including a Grade II-listed former mill, into a vibrant residential destination.

Once completed, the scheme will comprise 306 high-specification residential units across a 32-storey tower and a three-storey refurbished mill. The apartments will range from studios to three-bedroom homes, catering to diverse resident needs. Residents will enjoy premium on-site facilities designed to foster both comfort and community, including a fully equipped gym, a dedicated cinema room, a luxury residents reception lounge, and the ‘Sky Garden’, with 360degree vista of Yorkshire from floor 32. The development will also feature two commercial units totalling 3,907 square feet, providing additional convenience and an enhanced living experience.

In recognition of the site’s heritage, the development team will preserve and sensitively restore the Grade II-listed mill, seamlessly integrating it into the wider design as part of a three-storey block housing 22 residential units. This approach not only retains the mill’s architectural character but also unifies it with the contemporary 32-storey residential tower, set to become one of the tallest residential buildings in Leeds.

Sky Gardens occupies a prime gateway location on Water Lane in Leeds’ South Bank regeneration area, only a 10-minute walk from Leeds Railway Station. With excellent connectivity to London via high-speed rail and Leeds Bradford Airport a short 24-minute drive away, the development aligns with Leeds’ status as one of the UK’s fastest-growing cities and a key Northern Powerhouse hub.

This transaction, introduced to Maslow Capital by Grey Arrow, a bespoke international banking consultancy, marks the continuation of a strong relationship between Maslow, CityLife, and Torsion, both repeat borrowers. Maslow previously provided a €39.36 million development loan for CityLife’s 223-unit Springwell Gardens project in Leeds and supported Torsion with a €66 million facility for their 367-apartment residential project in the city. Collectively, Maslow has financed €170.64 million in loans across all three projects, supporting the delivery of 896 residential units in Leeds.
