Auction Purchases

  • Bridging facilities structured to complete within the twenty-eight day auction timeframe, covering residential and commercial property acquisitions across the UK and Europe. We work to the auction timetable, with terms issued quickly and underwriting progressed in parallel to legals to ensure completion happens on time.

Equity Release and Capital Raising

  • Raising debt against an unencumbered or low-leveraged property to release capital for an onward acquisition, business investment, or portfolio expansion. Common where the borrower has equity tied up in one asset and needs liquidity to act on an opportunity elsewhere.

Change of Planning

  • Financing properties with a value-enhancing planning consent, where the value uplift comes from the planning change itself rather than physical works. Includes office-to-residential conversions under permitted development, retail-to-residential schemes, and HMO planning consents.

Chain Break and Acquisition Bridging

  • Funding to complete a property acquisition where the borrower’s exit funding is delayed or where a property chain has broken down. Typically exited via the completion of the delayed transaction or refinance onto a long-term facility.

Refinance and Restructure

  • Refinancing an existing short-term facility that is approaching expiry, or restructuring debt against a property to release equity or improve terms. Includes situations where the borrower needs additional time to complete a sale or arrange long-term finance.
