Refurbishment finance is a short-term lending product designed to fund the physical works that transform a property’s use, condition, or value. Whether the project involves a cosmetic upgrade, an HMO conversion, or a full change of use from commercial to residential, our team structures facilities that release capital in line with the works programme and exit cleanly once the project completes.

Heavy Refurbishment and Reconfiguration

  • Structural works, extensions, layout reconfigurations, and projects that materially change the internal arrangement of a building. These deals require monitoring surveyor involvement and staged drawdowns aligned to construction progress.

HMO Conversions

  • Conversions of standard residential properties into licensed Houses in Multiple Occupation, including the works required to meet local authority HMO licensing standards. We fund acquisition, works, and the bridge to refinance onto a specialist HMO buy-to-let product.

Multi-Unit Freehold Conversions

  • Splitting a single freehold property into multiple self-contained units, typically with the goal of selling individually or refinancing the block onto an investment facility. Common with large period properties and former HMOs where unit-level sales generate stronger exit values.

Commercial to Residential

  • Conversion of commercial buildings such as offices, retail units, and light industrial space into residential accommodation, whether under permitted development rights or full planning consent. Includes mixed-use schemes where ground-floor commercial is retained alongside upper-floor residential.

Change of Use

  • Projects where the value uplift comes from a change in the property’s planning class — including office-to-residential, retail-to-residential, and HMO to multi-unit freehold splits — alongside the physical works needed to deliver the new use.
